Project Legal Specialist

Main tasks

  • Create plan, procedures, and guidelines in preparing dossier/documents for submission and approval of government agency related to project investment certificate, master plan, fire protection & life safety license, environmental compliance, building permit, occupancy permit, license to operate and all other permit/certificate/licenses as required for the timely operation of the project;
  • Ensure timely update of procedures/guidelines as soon as government issued revised law and/or decree related to project submission to government;
  • Liaise with government authorities to get all the necessary requirements in getting government approval of documents related to investment certificate, master planning, construction permit, fire protection & life safety license, occupancy permit, special permits, and other approval necessary for the smooth operation of the project until handing over and operation of hotel;
  • Support project department & other related departments in company to review all project legal issues;
  • Check and update all regulations which related with project legal and advice project team when required;
  • Build up and maintain good relationship with related authorities, especially from Central to Southern Viet Nam provinces;
  • Research, analyze data, evaluate, and make recommendation as required for project feasibility study;
  • Prepare and submit all necessary documents for government approval;
  • Coordinate with design team, finance department and consultants to ensure timely submission and approval of documents to or by Authorities;
  • Coordinate with other departments both internally and externally to smoothly implement assigned task;
  • Support the design and engineering team when needed by conducting design review during each phase of the design period with reference to economy, good design practice, hotel operator or partners requirements, sound design, and construction practices, and submit comprehensive review comments in a timely manner;
  • Prepare Monthly Progress Reports and other reports as required by the Manager for submission to the Project Director.
  • Other duties and tasks that are deemed necessary to effectively perform the functions and responsibilities of Project Department.

Requirements

  • Bachelor’s Degree in Law, Architecture, Engineering, Economics or Management;
  • At least 03-05 years of continuous experience working with relevant government agencies in securing permits and licenses related to real estate development and hotel operation;
  • Knowledgeable of Vietnam decrees, construction laws and regulations related to project development and construction;
  • Having 05 years of experience working with design consultants in hospitality projects will be an advantage;
  • Excellent command of English;
  • Computer literate, well versed or proficient in the use of MS Office (Word, Excel, PowerPoint, Outlook);
  • Must be familiar with working with government agencies in submitting legal documents related to real estate project development;
  • Strong time management skills, well-organized, good initiative, able to prioritize tasks effectively and work independently to complete tasks.
